*Reservation is in affect when credit card is provided. Deposit is non-refundable. All policies apply.
*Reservation is confirmed & final balance due when signed copy received at agent’s office. All guests in home agree to comply with these terms. Rental rates are subject to change until your signed or e-mailed confirmation is received.
*Final driving and entry instructions will be provided within 1 week of arrival.
- Renter will be 25 years of age, minimum. Copy of CC &Photo ID required verifying compliance. Misrepresentation will be cause for removal from home with no refund.
- Full name, home address, phone and e-mail address required of person making reservation.
- MINIMUM rental required, is two night regular seasons
- HOLIDAY MINIMUM RENTAL: Three nights at summer rates for all holidays – New Years, Memorial Day, 4th of July, Labor Day, Thanksgiving and Christmas.
- ADDED FEES: Cleaning, tax and pet fee (as applicable) to rental total amount.
- STOCK: Living, dining and bedrooms are furnished and stocked, including INITIAL paper and soap for up to 2 days use. You must provide your own additional products as needed.
- PAYMENTS: Visa or MasterCard used to hold reservations with $250 to $500 NON-REFUNDABLE applied to balance due
- SECURITY DEPOSIT of $250 will be held (not run) on provided card in the event of negative housekeeping report. It will be used to pay further expenses or released within 30 days following departure.
- A reservation confirmation will be sent you by e-mail. It will include rental rules (also posted on web-site) and charge totals.
- PRICES are subject to change without notice until signed confirmation is received.
- PAYMENT, in full, is due 14 days prior to arrival.
- If reservation is made within 14 days of arrival, full rental amount is due.
- KEYS: Driving & final entry instructions will be provided within the week of your arrival, by e-mail. In some instances we will meet you for check-in.
- There are no refunds for late arrival or early departure.
- CANCELLALTION policy –
- Following reservation & credit card, by guest, cancellation is $250-$500 management fee.
- Cancel confirmed reservation within 30 days of arrival – full amount of rental is due.
- A numbered cancellation code must be provided you to be valid. Balance, in full, is due without this information.
- If chargeback is activated by guest, OBHR will charge guest $100 fee for review and proving of charges or fees.
- Rental rates are posted for each home. They are subject to change without notice, until you have confirmed by signature & faxed reservation.
- If provided card is changed after processing there is a 4% fee.
- If added cards are used following initial reservation, 4% fee applies to any changed amounts.
- Personal checks are accepted up to 21 days prior to arrival.
- NSF fee and/or declined credit card fee of $30 applies to payments.
- Cash on arrival payments must be prearranged. $250 cash refundable deposit, ID and credit card are also required.
- Management reserves the right to remove guests from home, with no notice and no refund, if rental policies are not followed. Service call fee applies for neighbor calls and/or repair calls requiring management visit.
- MAXIMUM OCCUPANCY: Every guest must be registered including all children. The maximum number of day AND night guests is noted for each home. City and county licensing, safety and health requirements insure we will honor and monitor this occupancy term of your agreement. For extra guests call management immediately.
- QUIET HOURS in home and for hot tub use apply to all homes: 10PM -9AM. Neighbor complaints may be cause for removal of guests from home and/or fine of Minimum $100.
- Other specific requirements will be provided with each home.
- PETS are allowed WITH FEES by prior arrangement in pet friendly homes only. Non-authorized pets are cause for immediate removal of pet and guests from homes. A pet addendum with your agreement details pet owner guidelines.
- Groups with extended guests are allowed to rent property with special arrangements and terms. Tenant is invited to consult with rental agent to insure qualified occupancy. Policy includes wedding events, reunions, business meetings to name a few.
- Tenant must call agent immediately upon arrival if life-essential situations present.
- Our homes are in environmentally sensitive areas. You are required to observe & follow all posted regulations. This includes postings of front bank trails, recycling bins and other posted special terms.
- Your concerns & special needs for home may be noted on feedback paper in home. Call management, 9am – 6pm, only.
- Inoperable hot tub, BBQ, games, electronics and bikes are not an emergency nor are they guaranteed under the Rental Agreement. Call only during business hours for assistance.
- GUESTS will be charged for food or drink stains on furniture, bedding, carpets. Children should keep all snacks & food in kitchen and dining areas. Your deposit will be used to offset cleaning and/or replacement expenses.
- HOT TUB DISCLOSURE: Due to extreme weather, power surges and higher hot tub malfunction in salt air, we do not guarantee operation. We will make every effort to repair it in a timely manner. There are no refunds or compensation based on hot tub related issues.
- All rental charges by OREGON BEACH HOUSE RENTALS are explicitly for the rental of the home or unit and do not encompass value added items such as hot tubs, electronics, fireplaces, etc. and are not guaranteed under the Rental Agreement.
- Owner and agent disclaim all liability for use and/or occupancy of this home, the hot tub and all amenities. We do not guarantee functionality of the hot tub and there are not refunds or compensation based on hot tub related issues.
- OREGON BEACH HOUSE RENTALS is an agent for the owner.
CHECK IN
- Check in time is 4 p.m. No exceptions between May 15 – September 15.
- KEY ACCESS information is provided within week of arrival. By entering home you and all guests accept and agree to all terms and conditions of rental reservation.
- NO SMOKING allowed in any of our homes or garages. Exterior smoking remains must be cleaned or fees apply.
- PRIVATE CLOSETS are locked with owner supplies. Penalty fee applies if you attempt to open or enter them.
- SERVICES: Local telephone and Internet are provided in most homes, but not all. Ask for details. Cell phone coverage on the coast is sporadic ~ at best. Be prepared to walk around searching for a cell spot.
- ARRIVAL: Suggest you have a flashlight for late arrivals and accessing lockbox.
- PARKING is provided for 2 cars unless otherwise noted. Make advanced arrangements by calling management. This is a strongly enforced city ordinace.
- INFORMATION: notebook and operation manuals are in all homes. Please find answers there before calling.
- QUIET HOURS are 10pm -9am. Neighbor calls for parking, loud parties, late hot tub use, and disruptive behavior are considered charged service calls. They may lead to your removal from home.
- AFTER HOURS: Guest will be charged $100 per service call for management enforcement of policies and ordinances.
- LOCK OUT: Some doors lock automatically. Always have a key.
- SERVICE CALLS, other than life threatening, after 6pm will be responded and charged at $50 each. Non-functioning hot tub calls after hours are not emergency. We will respond if possible however no discounts apply if we cannot service it.
- Keep lid on hot tub at all times when not in use.
- NO REFUNDS for emergencies or inclement weather other than government mandatory evacuations.
- Management may request and/or enter home at its discretion if specific situations require.
DEPARTURE
- CHECK OUT time is no later than 11 am. BE PROMPT . $250 Fee applies for late departure
- LEAVE HOME neatly in as close to same general condition as possible at arrival.
- MOVED FURNITURE must be returned to original placement.
- LAUNDRY: Beginning 1st load or two of laundry and leaving folded on a bed, couch or counter is greatly appreciated. Do NOT remake beds. Housekeeping will complete clean.
- Leave mattress pad, blankets, pillows and quilts on bed or chair for housekeeper to replace.
- GUEST will leave dishes washed / kitchen clean, including stove and oven.
- GARBAGE is removed to exterior containers and compacted. Lids secured. Never leave bags or boxes outside.
Place cans, paper, cardboard and bottles in separate container or bag. Our recycling service does not accept glass or plastic.
- DEPARTURE CHECKLIST is in each home. Use that as a check-out guideline.
- HOUSEKEEPING will arrive at 11 a.m. to clean home. They will do laundry, make beds and prepare for incoming guests. They provide a home report & photos to management for follow-up. Thank you for all your assistance.
- ADDED FEES apply for loss, damage, added cleaning, excessive garbage, added laundry or extended work required on home.
- DEPOSIT: We are authorized to apply your $250-$500 deposit to your credit card for home damage or losses. By entering home you assume all liability for all guests and chargeable damage, loss or incidents during your visit.
- These amounts may be collected up to 30 days following departure.
- TURN OFF: fireplace, all appliances, lock windows and doors. Hot tub lid is closed, secure and key returned.
- TURN OFF: heat control unless other instructions are in home.
- KEYS: Two interior, one lockbox, 1 hot tub or pool (if applicable) key will remain at the home following visit. Min. $50 fee for missing keys. Do reverse of entry instructions for replacing lockbox.
