OREGON BEACH HOUSE RENTALS prepares all homes to meet the
guests’ needs. Each home is complete with full kitchens with
all appliances, dishes, and cookware.

STOCK: Living, dining and bedrooms are furnished and stocked,
including INITIAL
paper and soap for 1st day use. You must provide
your own additional products.

MINIMUM rental required, is two night regular seasons
-
MINIMUM HOLIDAY RENTAL: Three night at summer rates for all
holidays – New Years, Memorial Day, 4th of July,
Labor Day, Thanksgiving and Christmas.

ADDED FEES: Cleaning, fee and tax to rental total amount.

Full name, address, phone and e-mail address required of person
making reservation.

Renter must be 25 years of age, minimum. Copy of CC &Photo ID
may be required to verify compliance.

Visa or MasterCard may be used to hold reservations with $250
run and applied to balance due
-
Security deposit of $250 will be held on provided card in the
event of negative housekeeping report. It will used to pay
further expenses or released within 30 days following
departure.

A reservation confirmation will be sent you by e-mail. It will
include rental rules and charge totals.

You must complete, sign and fax back your agreement to the
rental reservation.

Reservation is NOT
confirmed until signed agreement is received at the office of
Oregon Beach House.

PAYMENT, in full, is due 21 days prior to arrival.

If reservation is made within 21 days of arrival, full amount is
due, following signing of confirmation.

KEYS: Driving & final entry instructions will be provided
within the week of your arrival, by e-mail.

There are no refunds for late arrival or early departure.

CANCELLALTION policy –
-
Cancel outside 30 days of arrival – $200 deposit plus $50
reservation fee is charged.
-
Cancel within 30 days of arrival – full amount of rental is
due.
-
When possible home will be re-rented and income credited to
canceled reservation.

A numbered cancellation code must be provided you to be
valid. Balance, in full, is due without this information.

Rental rates are posted for each home but are subject to change
without notice, until you have confirmed by signature & faxed
reservation.

If charged card is changed after processing there is a 4% fee.
-
If added cards are used following initial reservation, 4% fee
applies to any changed amounts.

Personal checks are accepted up to 21 days prior to arrival.
-
NSF fee and/or declined credit card fee of $30 applies to
payments.
-
Cash on arrival payments must be prearranged. $250 cash
refundable deposit, ID and credit card are also required.
-
Management reserves the right to remove guests from home, with
no notice and no refund, if rental policies are not followed.
$50 service call fee applies for neighbor calls requiring
management visit.

MAXIMUM OCCUPANCY: Every guest must be registered including all
children. The maximum number of day AND night guests is posted
with each home. City and county licensing, safety and health
requirements insure we will honor and monitor this occupancy
term of your agreement.

PARKING maximum is posted for each home. No trailers, RVs or
buses allowed. Consult manager.

QUIET HOURS in home and for hot tub use apply to all homes: 10PM
-9AM. Neighbor complaints may be cause for removal of guests
from home.

PETS are allowed WITH FEES by prior arrangement in pet
friendly homes only. Non-authorized pets are cause for
immediate removal of pet and owners from homes.

Groups are allowed to rent property with special arrangements
and terms. Tenant is invited to consult with rental agent to
insure qualified occupancy.

Home is guaranteed safe and habitable. Tenant must call agent
immediately upon arrival if life-essential situations are
present in home.

Some of our homes are in environmentally sensitive areas. You
are required to observe & follow all posted regulations.

Your concerns & special needs for home may be noted on feedback
paper in home or calls, 9am – 6pm.

Inoperable hot tub is not
an emergency. Call only during business hours for
assistance.

OREGON BEACH HOUSE RENTALS is an agent for the owner.
-
Owner and agent disclaim all liability for use and/or occupancy
of this home.
-
Check in time is 3 p.m.
-
KEY ACCESS information provided within week of arrival. By
entering home you accept and agree to all terms and conditions
of rental reservation.
-
NO SMOKING allowed in any of our homes or garages. Exterior
smoking remains must be cleaned or fees apply.
-
PRIVATE CLOSETS are locked with housekeeping and owner
supplies. Do not attempt to open them.
-
SERVICES: Local telephone and internet are provided in most
homes, but not all. Ask for details.
-
ARRIVAL: Have a flashlight for late arrivals.
-
PARKING is provided for 2 cars unless otherwise noted. Make
advanced arrangements.
-
INFORMATION: notebook and operation manuals are in all homes.
-
QUIET HOURS are 10pm -9am. Neighbor calls for parking, loud
parties, late hot tub use, and disruptive actions may cause your
removal by management. Please plan to be considerate guests.

AFTER HOUR Extra fees apply for service and/or management calls.
-
LOCK OUT service call fees apply after 6pm. Some doors lock
automatically. Always have a key.
-
SERVICE CALLS, other than life-threatening, after 6pm will be
charged a fee of $50 each.
-
NO REFUNDS for inclement weather other than government mandatory
evacuations.
-
If tenant requests move to different available home, added
difference in rental and all fees are required.
-
Management may request and/or enter home at its discretion if
specific situations occur requiring checking and monitoring of
guests or home.
-
CHECK OUT time is 11 am. BE PROMPT
-
LEAVE HOME neatly in same general condition as at arrival.
-
MOVED FURNITURE must be returned to original placement.
-
ALL OR UP to 5 loads of laundry must be done and left folded on
a bed, couch or counter.
-
Leave mattress pad, blankets, pillows and quilt on bed or chair.
-
DISHES will be done & put away / kitchen will be completely
clean, including stove and oven.
-
REFRIGERATOR is left empty of food.
-
GARBAGE is removed to exterior containers and compacted. Lids
will be left secured. Put cans and bottles in separate
container or bag. Fee applies to remove extra garbage from
garage or home.

HOUSEKEEPING will arrive at 11am to clean home, finish laundry,
make beds and prepare for incoming guests. They provide a home
report & photos to management for follow-up.

ADDED FEES apply for loss, damage, added cleaning and laundry or
extended work required on home.
-
DEPOSIT: We are authorized to apply your $250 deposit to your
credit card for home damage or losses. We will contact you
regarding added charges however you do assume all liability for
all chargeable damage, loss or incidents during your visit.

These amounts may be collected up to 30 days following
departure.

TURN OFF: fireplace, all appliances, lock windows and doors.
-
TURN OFF: heat control unless other instructions are in home.
-
KEYS: Two interior and one lockbox key will remain at the home
following visit.
